Esh Construction secures £2.25m upgrade programme at Beechfield Court

The Thirteen Group project will modernise building services and improve resident facilities at a sheltered accommodation scheme.

 

Esh Construction has been appointed to deliver a £2.25 million refurbishment programme at Beechfield Court, a sheltered accommodation scheme in Middlesbrough.

 

Working in partnership with social housing provider Thirteen Group through its Capital Investment Framework, the project will see Esh’s refurbishment division upgrade essential building services and modernise communal areas within the 65‑apartment complex, which also includes a public café and hair salon.

 

Andrew Harrow, Operations Director (designate) at Esh Construction, said: “We’re pleased to continue our long‑standing relationship with Thirteen Group through the Beechfield Court upgrade programme. This scheme allows us to deliver meaningful improvements for residents, ensuring the building remains safe, modern, and equipped for future needs.

 

“Working collaboratively with Thirteen, we’re proud to help enhance the quality of homes and community spaces across Middlesbrough.”

 

Extensive heating improvements will be carried out throughout the building, including the strip‑out and replacement of communal and in‑flat heating pipework, alongside a full boiler room upgrade.

 

Electrical improvements will support future‑proofing measures, with new warden‑call and door‑entry intercom cabling installed as part of the wider access control upgrades. Residents will also benefit from a full communal redecoration using fire‑safe coatings, new carpet tile and vinyl flooring, and the replacement of smoke ventilation windows as part of the investment.

 

Thirteen Group has worked closely with residents to ensure the improvements meet their needs and they feel involved in the planning process. The investment reflects Thirteen’s priority to provide great homes for its customers.

In 2025, residents and staff at Bramley Court benefitted from major heating upgrades at the 46-home assisted living scheme in a £3.5 million development, while a refurbishment scheme in Throston Grange, Hartlepool saw a £1.5 million investment to 200nr properties, comprising of Kitchen Replacements, decoration and electrical upgrades.
